Oro Valley

Oro Valley began as a self-contained farming settlement several miles from the heart of Tucson. As the city grew closer to Oro Valley, the residents of this community decided not to merge but to maintain their unique identity. In 1974 the residents of Oro Valley voted to incorporate. Today, with a population under 10,000, Oro Valley boasts five golf courses, two country clubs, and a lighted air strip, making it one of the best developed communities of its size. Many Oro Valley residents work at the Sheraton El Conquistador Resort or commute about eight minutes into Tucson. Children in Oro valley attend the Amphitheater Unified School District. Oro Valley is filled with elegant split-level and luxury homes and beautiful mountain views.



Catalina

This peaceful community is just a 25-minute drive from the heart of Tucson and is located in the Amphitheater Unified School District Number 10 . It is bordered by both the Coronado National Forest and Catalina State Park, making it at ideal place to set out for a hike or a horse ride. Created in the 1950's, Catalina's connection to the Hohokam Indians, its first inhabitants, is still evident. The altitude here, a full 1,000 feet higher than Tucson, means the temperatures are 5 to 10 degrees lower than in the city and the rainfall is heavier. Sun City Tucson and SaddleBrooke, two large retirement communities, are located just four miles from Catalina.


Marana

Marana, which has long been a transportation center for farming and ranching, today blends its traditional agricultural economy with residential, commercial and industrial development. The southern portion, adjacent to Tucson, is rapidly becoming the commercial business district. Although the town's population is 9,000 plus, there are over twice that number of students in the Marana Unified Schools, which illustrates its position as the commercial hub for a vast rural area that encompasses some 500 square miles. Along with the 500-acre development of Dove Mountain Communities off of Tangerine Road, it is expected that the number of residents in Marana will double over the next ten years.



South Tucson

Just a mile and a half south of downtown Tucson, this mile-square city is completely surrounded by Tucson. It was first incorporated in 1936 when residents fought rapidly expanding Tucson's annexation and has resisted merging with its wealthier neighbor ever since. Instead, South Tucson has its own proud identity as a stronghold of Mexican-American culture. South Tucson boasts approximately 300 businesses including some of the finest Mexican restaurants in the state. It is also the home of Tucson Greyhound Park and of the indoor soccer facility of the Tucson Amigos Soccer Club. Travel to and from South Tucson is facilitated by its location at the junction of Interstate 19 and Interstate 10, and its tangency to the Southern Pacific Railroad. In the past ten years, a revitalization project in South Tucson as resulted in several new public buildings including a youth center, a library, a public works facility, and combined city hall, police, and fire station. Because of the community's demographic profile, South Tucson is able to offer substantial state and federal breaks for businesses.

Catalina Foothills

North of River Road lies the Catalina Foothills with its elegant homes and natural desert settings. This is one of Tucson's most popular addresses. Catalina Foothills features spectacular mountain views as well as city views. The luxury resorts of Westin La Paloma and Loew's Ventana Canyon are located here.

Green Valley

Green Valley is a town just south of Tucson that was established as a retirement community about thirty years ago. There are aproximately 200 clubs and recreational organizations that keep the 20,000 residents of Green Valley quite busy. The sixteen square miles of Green Valley are criss-crossed by shuttle buses, golf carts, bicycles and wheelchairs, which take advantage of the community's special traffic lanes. One of the many unique features of this community is the local phone directory which lists residents by profession and state of origin. From the directory one can see that the residents of Green Valley are successful professionals from all around the country.

Saddlebrook

Tucked into a long, narrow valley facing the spectacular Catalina Mountains and located north of Tucson, Saddlebrook is a popular retirement community with two golf courses and a recreation center that all the homeowners belong to.

Saddlebrook is developed by Robson and offers high quality homes from $150,000 to $350,000

Tanque Verde

Tanque Verde is to the east of Tucson in the Sonora desert and the lush foothills of the Rincon Mountains. This is a popluar and fast growing area and a wonderful place for families.

REDDINGTON RANCH ESTATES and COYETE RIDGE are both in the general Tanque Verde area. Reddington Ranch offers tight security, a private lake, stables, tennis courts,recreatin areas, all of which are maintin by the neighborjood association. Many of the homes enjoy wonderful views over Tucson, all the way to Kitts Peak and Mexico.

Tucson Country Club

Right next door to Tanque Verde is Tucson Country Club which, at one time, was considered to be really out of the way. There is a hidden, new developement of 300 to 400 homes in this area which is very convenient to downtown Tucson and the Tucson Valley. There is a private gold course and country club nearby.

The general landscape of Tucson County Club is one of mature trees with the lots being mostly flat. This upscale neighborhood offers new homes from about $300,000.

University

There are several neighborhoods near the University. They include Sam Hughes, El Canto Estates, Colonia Solana Estates and West University.

The SAM HUGHES neighborhood is a historic area adjacent to the Univeristy of Arizona which is favored by VA and university faculty. The streets are closed to through traffic, lined with trees and ideal for cycling. The Sam Hughes area is popular with young families and the schools are highly regarded.

Prices of homes vary from about $100,000 to over $800,000. The total area is about 2 square miles and includes aboiut 1748 homes.

EL ENCANTO ESTATES is laid out like a wheel with a nature park in the center. Palm trees line the streets of this small neighborhood just over 2 miles from the campus. Prices of homes in El Canto range from over $200,000 to a million or more. Needles to say, this price range reflects the quality of the real estate in this area!

COLONIA SOLANA ESTATES has long been a highly favored area near the university. There are only about 112 homes here ranging in value from $250,000 to about $600,000. There are two excellant golf courses nearby lus picnic areas, a lake, zoo and stadium.

WEST UNIVERSITY is another historic district with many buildings relecting a Mexican style of architecture, and others European or Californian styles.. The smaller homes sell for under $100,000 and the larger ones can be valued at $200,000 or more.

The streets are lined with trees and there are a number of small shops and restaurants that the students favor.
